Our Client is one of America’s largest privately held real estate companies. Our client owns and manages over 700 properties encompassing over 40 million square feet in 38 states. The diverse portfolio includes retail, office, industrial, hotel, residential, and land holdings.

Direct the day to day operations of assigned retail and industrial centers owned by the company. Manage
general maintenance, repair, construction and grounds/housekeeping for assigned plaza or property.
Ensure that maintenance requirements and company obligations related to the plaza or property, through
contractual agreements, are addressed and carried out efficiently and expeditiously. Provide excellent
customer service to tenants.
Principle Duties and Responsibilities
1. Communicate with tenants to address, resolve, interpret, judge, or enforce the lease and any concerns,
requests, or problems. Respond to and resolve tenant concerns/requests in an expedient manner,
including acting on call for after hour emergencies.
2. Coordinate repairs, upgrades, new construction or tenant buildout with contractors, tenants and other
departments from planning stages until turnover. Obtain estimates, review and negotiate contracts,
obtain necessary permits and award contracts. Oversee work of and monitor services of contractors to
insure work is carried out properly. Perform final inspection and photo documentation of
construction/repair work, and insure completed work meets tenant/company requirements.
3. Perform regular inspections of properties, primarily common areas, dependent upon landlord
obligations, location, and current projects on site. Oversee necessary repairs and institute upgrades at
plazas. Maintain an excellent exterior appearance of the Retail center including façade, landscaping
and parking lot upkeep and cleanliness. Oversee the safety and overall appearance of properties.
4. Review all policies and covenants relating to tenant leases to ensure proper enforcement.
Communicate and discuss lease with tenants. Review all emergency management policies for property
management including plumbing, electrical, telephone, fire, law enforcement, and lighting.
5. Review all relevant vendor contracts and prepare a tickler file for future evaluation to determine
which contract should be renegotiated and/or re-bid for prudent fiscal management.
6. Provide direction to maintenance staff in performing related functions, daily tasks, responsibilities,
upcoming events and promotions. Supervise, train, and monitor work of maintenance staff.
7. Correspond with local municipal authorities regarding notices and enforcement of local ordinance and

purchases, monitor all incoming invoices. Properly Issue purchase orders and approve invoices and
provide support documentation to expedite voucher process..

9. Perform pre/post vacancy tenant inspections.
10. Prepare and monitor aspects of costs and budgets as related to properties.
11. Serve as a liaison between BDC and the public and tenants. Assist leasing agents in identification of
prospective tenants through showing of space as called upon.
Knowledge, Skills and Abilities
Excellent organizational, written and communication skills. Proven experience in multi-property
management or management of a complex single property. Experience in construction especially related
to mechanical and building aspects. Ability to perform minor maintenance tasks. Good working
knowledge of mechanical and construction related industry preferred. Normally attained through 3 to5
years experience in managing related facility/property or multiple facilities/properties with overall
responsibility for the maintenance and upkeep of the facility.
Report to the Regional Director of Property Management and work closely with/take direction from the
Director, Property Management. Continuous interface with leasing agents, tenants, clients and
contractors. Direct meetings with company executives to discuss property improvements and status.
Physical Requirements
Normal dexterity required in construction and office environment including hand-eye coordination,
walking, sitting, standing, alertness (attention to detail) and answering of phones. Computer input; May
require lifting of materials or boxes weighing up to 50 pounds. Much sitting and driving for extended
periods of time to get to locations, and walking to perform inspection of locations
